Burst or Frozen Pipe in Austin? What to Do After a Leak

Frozen Pipe that Has Burst And Leaked Water All Over Ground

Updated October 16, 2026

A burst pipe creates an urgent water problem and a repair project. First keep people away from hazards, stop the water when it is safe to do so and arrange plumbing help. Then have the affected building materials assessed for drying, removal or reconstruction.

The pipe repair and the damage it caused are separate parts of recovery. Knowing who is responsible for each helps prevent a repaired pipe from being mistaken for a fully restored room.

1. Avoid electrical and structural hazards

Do not enter standing water near electrical equipment, outlets or wiring. Do not approach a wet electrical panel or stand beneath a bulging ceiling. Keep children and pets out of the affected area. Use emergency services for an immediate threat and the utility or a qualified electrician for electrical isolation.

Do not use electrical appliances to remove water in an area that has not been established as safe. If the water may involve a drain backup or other contamination, leave cleanup decisions to qualified professionals.

2. Shut off water only when you can do so safely

If you know the appropriate shutoff valve and can reach it safely, turn off the water supply. In a rental or shared building, alert the property manager immediately and follow the building’s emergency procedure. Do not operate unfamiliar shared systems.

Austin Water’s cold-weather guidance includes steps for suspected frozen plumbing and recommends a licensed plumber or property manager when help is needed. Never apply an open flame to a frozen pipe. Follow your own utility’s instructions if the property is served by another provider.

3. Arrange plumbing diagnosis and repair

A licensed plumber can identify and repair the plumbing failure and advise when the system can be returned to service. Tell them whether flow stopped during a freeze, when leaking started and whether you shut off the water.

Ask whether other exposed sections need inspection and what must happen before the water is turned back on. Restoration work should not conceal an unresolved leak.

4. Document the affected property

Photograph the rooms and visible damage from safe positions. Note the discovery time, actions taken and any emergency work. Keep repair receipts and messages together. If you may make an insurance claim, notify the insurer promptly and ask what documentation and item-retention instructions apply.

A plumbing invoice, restoration estimate and reconstruction proposal may describe different work. Keep them separate so you can understand each scope and discuss it with the relevant provider.

5. Assess water removal and drying

Water from a failed pipe can reach flooring, wall cavities, insulation and cabinets. A visible puddle is not the only area to consider. Ask the restoration team which areas have been assessed, which are inaccessible and how the condition of affected materials will be evaluated.

The plan may include water removal, monitored drying and selective removal of materials that cannot remain. Do not assume household fans or a dry-looking surface establish that an assembly is ready for repairs.

See our restoration timeline guide for the difference between drying milestones and completed construction.

6. Plan repairs after the scope is clear

If flooring, drywall, trim or other materials need replacement, review the reconstruction scope and finish selections. Confirm whether source repair, electrical work, contents handling and other trades are included or separate.

Our water-damage estimate guide explains the questions that make proposals easier to compare. Ask how additional concealed damage will be documented and approved.
